The U.S. is facing a historic housing affordability crisis. Rising costs have pushed working families to the edge. Yet, most investment continues to chase the overcrowded middle market. The gap in affordable housing has never been wider—and the need has never been greater.

 

Our facility, located just outside Austin, TX, is strategically positioned to serve the entire Texas Triangle - a region projected to grow by 65% over the next 40 years, adding more than 10 million residents. We know we can’t solve an affordability crisis by building more disposable housing. So, we build a product that is super durable, energy efficient and easy to maintain, because managing long-term capital expenses is just as important as the upfront investment.

The Opportunity

Investment Ask: $500,000

Return Offering: 12.5 - 25% equity in ModMod, depending if investor is active or passive

Investment funds modular certification, including construction of state-inspected units and additional equipment. This certification makes our product legally indistinguishable from site-built homes - unlocking full financing and appraisal benefits. Certification timeline estimated at 4 months (Q1 2026).

This capital directly accelerates our ability to produce certified, bankable homes at scale—meeting urgent demand while positioning our investors at the forefront of an industry-shifting opportunity.
